How much will my project cost?

Nobody can tell you from a description, and a figure given before anyone has seen the job is a figure that will change. The builder will price it against the actual scope and the actual property.

How long will the work take?

It depends on the scope, the access and how much of it is structural. Ask for a programme with the quote rather than a single end date, so you can see which stages are the long ones.

Do I need planning permission?

Many extensions and conversions fall under permitted development, but London has a lot of conservation areas, flats and leasehold properties where it does not apply. Say what the property is and it can be checked.

Who manages the trades and the schedule?

With a main contractor, they do. If you let the trades separately, you do. It is worth deciding which before you ask for prices, because the two are not comparable.

What happens if problems appear during the build?

Opening up old London housing stock turns things up. What matters is that the contract says how a variation gets priced and agreed in writing before the work is done, rather than appearing on the final invoice.

Can you show recent similar projects?

Ask the contractor directly when they come out. A builder who does your type of work regularly will have recent examples and will usually be glad to point you at them.
