How much does a full renovation cost?

It scales with how far back you strip. Rewiring, replumbing and replastering a whole house is a different order of cost from redecorating it, and the condition of what you uncover changes the figure again.

How long does a house refurbishment take?

Longer than a single job, because the trades have to run in sequence rather than together. Ask for a stage programme rather than one completion date, so you can see where the time actually sits.

Are quotes fixed or estimates?

On refurbishment, a genuinely fixed price is only possible where the scope is genuinely fixed, which is hard before the walls are opened. A good contractor prices the known work firmly and names a clear mechanism for the unknowns.

Do contractors handle planning permission and building regulations?

Many will manage building control for you, and some will handle a planning application or bring in an architect. Confirm which, because assuming it is covered when it is not costs weeks.

Can you renovate a house while we are living in it?

It can be done and it is often done, usually by working room by room. It takes longer and costs more than an empty property, and the kitchen and bathroom stages are the hard ones to live through.

Do you manage one trade or the whole project?

Say which you want when you enquire. A main contractor coordinating everything and a set of individual trades you manage yourself are two different arrangements with two very different prices.
