A wet room is the one bathroom job where the invisible work decides whether it succeeds. The tanking membrane and the fall of the floor towards the drain are what keep water out of the structure, and neither can be corrected once the tiles are down.

Tanking And Floor Falls

This is the half of the job that is buried. A wet room that leaks is almost always a tanking or a gradient failure, not a tiling one.

Wet Room Installation Questions

Can a wet room go on a timber floor upstairs?

Yes, and it is done regularly, but the floor has to be built up and strengthened to carry the fall and the weight of the finish. It is more work than a ground floor concrete slab, and it should be priced as such.

How is the floor made to drain?

Either a preformed shower former is set into the floor or a screed is laid to a gradient towards the drain. Both are then covered by a tanking membrane before any tiling, and that membrane is what actually keeps the water out.

Will the whole room get wet?

Water travels further without a tray lip, so the room gets planned around a wet zone and a dry zone. A screen, a sensible layout and good extraction keep the dry end usable.

Do I need permission to install a wet room?

Not planning permission for internal work, though building regulations apply to the drainage, the electrics and any structural alteration to the floor. A leasehold flat will usually need freeholder consent, particularly above another dwelling.

Is a wet room suitable for a wheelchair user?

A level access wet room is often the right starting point, but accessibility also needs turning space, transfer space and rails positioned for the individual. That is a separate specification, not an automatic consequence of removing the tray.

How long does a wet room installation take?

Longer than a standard bathroom, because the tanking and the screed each need to be done in the right order and allowed to cure before the next stage. Rushing those two stages is what causes the failures.
