A garage is usually the cheapest room in the house to create, because the walls, the roof and the slab already exist. What the conversion actually costs is decided by how far that existing shell is from being habitable.

The floor normally has to come up or be built over, the walls have to be insulated and damp-proofed, and the up-and-over door has to become a wall with a window. Do I need planning permission for a garage conversion?

Converting an existing garage within the footprint of the house is usually permitted development. It is not if you are in a conservation area, if permitted development rights have been removed on the estate, or if the garage is detached and you are changing its use substantially. Building regulations apply either way.

How much does a garage conversion cost?

It turns on the condition of the shell rather than the floor area. A dry, well-built attached garage with a sound slab is a very different job from a damp detached one that needs a new roof, and neither can be priced from a description.

What types of room can a garage become?

Office, gym, playroom, bedroom, annexe or an extension of the living space. A bedroom brings fire escape requirements and an annexe brings drainage, so say what you want it for when you enquire.

Will a garage conversion add value to my home?

It adds habitable floor area, which is generally what value follows. In parts of London where off-street parking is scarce, losing the parking can work against that, so it is worth a word with a local agent first.

What insulation and fire safety rules apply?

Floor, walls and roof all have to meet current thermal standards, which is why the floor usually comes up. If the garage is integral to the house, fire separation between the new room and the house is also required.

Can a detached garage be converted?

Yes, though it is treated more like a standalone outbuilding: it needs its own insulation, heating, power and often drainage, and the planning position differs from an attached garage.
